Terms & Conditions

1. Eligibility

Users must be at least 18 years old to create an account or use paid services on SellProps.

2. Platform Services

SellProps provides property listing services, property promotion services, AI-assisted advertising tools, and digital advertising integrations. SellProps does not act as a property owner, broker, or legal representative in property transactions unless explicitly stated.

3. User Accounts

Users are responsible for maintaining account confidentiality, providing accurate information, and all activities conducted under their account. SellProps may suspend accounts that provide false or misleading information.

4. Property Listings

Users may list properties located within Nigeria. Listings must be genuine, property details must be accurate, and uploaded images must belong to the user or be legally authorized. SellProps reserves the right to remove or reject listings without notice.

5. Advertising & Promotions

Users may pay to promote listings using integrated advertising systems. Promotion budgets currently range between ₦15,000 (minimum) and ₦150,000 (maximum). SellProps does not guarantee sales, leads, conversion rates, or advertising performance. Campaign performance depends on market conditions, targeting, budgets, and user-provided information.

6. Payments & Refunds

All payments made for promotional services are generally non-refundable once campaigns have been activated. Refunds may only be considered in cases of duplicate payments or technical errors caused by SellProps. Payment disputes must be reported within 7 days.

7. Prohibited Activities

Users may not post fake or fraudulent listings, upload illegal or copyrighted content, abuse advertising systems, use automated bots without authorization, or attempt to hack or disrupt the platform. Violation may result in permanent suspension.

8. Intellectual Property

All platform branding, software, designs, and content belong to SellProps unless otherwise stated. Users may not reproduce or redistribute platform materials without written permission.

9. Limitation of Liability

SellProps is provided 'as is.' SellProps shall not be liable for financial losses, failed property transactions, advertising performance issues, user disputes, or service interruptions. Users assume full responsibility for decisions made using the platform.

10. Third-Party Services

SellProps may integrate with third-party services including Meta Platforms, Google, Paystack, and Flutterwave. SellProps is not responsible for service interruptions or policy changes from third-party providers.

11. Termination

SellProps reserves the right to suspend or terminate accounts at its discretion where users violate platform policies or applicable laws.

12. Governing Law

These Terms & Conditions shall be governed by the laws of the Federal Republic of Nigeria.

13. User Transactions & Liability Disclaimer

SellProps operates solely as a digital property listing and advertising platform connecting property owners, realtors, agents, and prospective buyers or tenants. SellProps is not a party to any transaction, negotiation, agreement, payment, inspection, or communication carried out between users of the platform.

Users acknowledge and agree that:

• All dealings between buyers, tenants, landlords, agents, developers, or realtors are conducted entirely at their own discretion and risk.
• SellProps does not verify the legitimacy, ownership, condition, pricing, or legal status of properties listed on the platform unless explicitly stated.
• SellProps shall not be liable for fraudulent transactions, misrepresentation of properties, financial losses, damages or disputes arising from transactions, or personal safety incidents resulting from meetings between users.

Users are strongly advised to:

• Conduct independent verification and due diligence before making payments or commitments
• Avoid making advance payments without proper documentation
• Meet sellers, agents, or buyers in safe and secure environments
• Consult legal or real estate professionals where necessary
